A Streamlined Process

Our process is designed to minimize stress while maximizing efficiency and creativity.
Conceptual Design –> Design Development –> Pricing Set –> Collaboration & Coordination

Conceptual Design

The foundation of every great home starts with a clear vision. In this phase, we translate the combination of your ideas and our expertise into initial conceptual layouts, sketches, and preliminary floor plans that establish the overall design direction. We explore different spatial configurations, circulation patterns, and functional relationships to ensure the home works seamlessly with your lifestyle.
During this stage, we
This phase ensures a strong foundation for your home’s design, setting the stage for the detailed development that follows.

Design Development

The Design Development phase builds upon the approved concepts established during Conceptual Design, translating ideas into more refined and detailed plans. At this stage, the architectural design begins to take clearer form, with greater focus on how the home will function, look, and be constructed.
During this stage, we
During this phase, the design is advanced enough to begin meaningful discussions with consultants and sometimes even review boards or permitting agencies. Design Development provides the foundation for construction documents by resolving spatial relationships, identifying critical dimensions, and establishing the character of the home – inside and out.
The goal of Design Development is to ensure that design intent, budget, and constructability are all moving forward in alignment, reducing the likelihood of costly revisions later in the process.

Pricing Set

Once the design has been refined, we prepare a preliminary, intermediate set of plans that builders can use to generate accurate cost estimates. This allows for an early understanding of construction expenses, helping you make informed decisions before finalizing the design.
During this stage, we
This phase helps establish a realistic budget framework, ensuring a smooth transition into final construction documents.

Construction Drawing (CD) Phase

The Construction Drawing phase is where the design is fully detailed and documented to guide the actual construction of the home. Building upon the work completed during Design Development, this phase translates the refined design into a comprehensive set of technical drawings and specifications.
Key elements of the Construction Drawing phase include
These documents serve as the official instructions for contractors and builders, ensuring the home is constructed in alignment with the design intent. The CD set also forms the basis for obtaining building permits, securing final pricing from contractors, and coordinating with consultants or fabricators.
The goal of the Construction Drawing phase is to provide clarity, precision, and buildability to minimize ambiguity during construction and reduce the potential for delays, miscommunication, or costly changes in the field.

Continued Collaboration

Completing the construction drawings is an important milestone, but it is not the end of our involvement. We continue to be available to answer questions, provide support, and help ensure a smooth construction process. Whether it is a builder needing clarification, an interior designer requesting additional information, or a client wanting to talk through a decision, we are always here. We also offer construction administration services if and when they are needed. You should never feel that you are on your own; we are committed to staying connected and supporting you throughout the project.
